Mexico Timeshare Cancellation Options

Every Mexico vacation club membership is different, and understanding exactly what you purchased is the first step toward understanding your options.

Many owners are surprised to learn that most Mexico vacation clubs do not actually own the resorts where memberships are sold. In many cases, the vacation club is a separate marketing and membership company that simply has access to a portion of the resort’s inventory. The resort owner and the vacation club operator are often completely different entities.

What members are typically purchasing is a Right-to-Use (RTU) membership, not ownership of real estate. Unlike traditional deeded timeshares found in parts of the United States, most Mexico vacation club memberships do not convey an ownership interest in real property. Instead, members purchase the right to reserve accommodations under the terms of their membership agreement.

Because no real property is being transferred, many owners question why they were charged thousands of dollars in so-called “closing costs” during the sales process. In many cases, there is no deed, title transfer, survey, or real estate closing involved. The closing costs generally go to the sales teams as additional commissions for their work.

Another common misconception is that membership automatically guarantees reservation priority. In reality, many resorts continue to rely heavily on public bookings through travel websites, tour operators, and direct reservations. During peak travel periods, paying guests from the general public may compete for the same accommodations that members hope to reserve.

Depending on your resort, membership type, loan status, maintenance fees, hardship circumstances, and long-term goals, several options may be available. Explore the topics below to learn more about your ownership and discover potential solutions that may fit your situation.
