When I worked in the industry in 2013, Unlimited Vacation Club’s Caribbean operations were structured as a shell company — the legal jurisdiction for contracts sold in Jamaica was actually Panama, not Jamaica. This is clearly written in the contracts. Most owners never notice this because they don’t read the fine print in their contract. If you tried to actually cancel the membership at its listed jurisdiction, there was no physical office — it didn’t exist as an operating business there. They’ve since opened offices in Florida, but that’s a separate corporate entity from the one that sold Caribbean memberships — not the same company you may have signed with.

They Don’t Own the Resorts — So Why Are You Paying Ongoing Fees?

Closing costs exist in real estate transactions to cover title transfer and property-related administration — but there’s no property being transferred here, and no property they maintain. There’s little justification for that fee structure on a membership product with no underlying property ownership.

Membership sales income from Caribbean buyers doesn’t stay in the local economy — it flows out of the country, typically to Mexico or the U.S., where the parent structure is based. If part of your reason for buying was supporting the local community where you vacationed, that’s not what’s actually happening.
How Unlimited Vacation Club Sells Memberships
The pattern is consistent across member accounts: an invitation while checking into a resort, often with a cash or gift incentive to attend a “no-pressure” presentation. Sessions commonly run 3 to 5 hours, sometimes with alcohol served throughout, before members are pushed to sign before leaving.
Why Are So Many Unlimited Vacation Club Members Cancelling? Top Complaints
- Misrepresented terms. Members report being told memberships include benefits — “all Hyatt properties,” specific weekly rates, group transportation — that turn out not to apply once they try to book.
- Blocked or ignored cancellation requests. Several members say they called or wrote to cancel within their rescission window and received no response until the window had closed.
